Which Spaces Should Absolutely Be Photographed to Maximise Impact
A strong listing isn’t about quantity it’s about showing the rooms that best express comfort, flow, and the identity of the property. This strategic approach is what captures attention, generates clicks, and encourages visits.

The Living Room: The True Heart of the Home
The living room is the most decisive space. It immediately conveys the overall atmosphere: light, volumes, décor, and circulation between lounge and dining areas.
I pay close attention to natural light, room proportions, and angles that open the space and highlight the layout. A well-crafted living room image sets the tone for the entire listing and creates a powerful first impression.
The Kitchen: Functionality and Perceived Quality
Even a small kitchen can have a strong impact when photographed properly. I highlight materials, storage, finishes, design elements, and the overall sense of order.
For short-term rentals, the kitchen becomes a major selling point: cleanliness, practicality, and style influence booking decisions directly. A clear, well-composed image instantly increases the perceived value.
The Main Bedroom: The Space That Reassures
Buyers and renters often look at the bedroom first to imagine themselves living there.
I work with soft light, stable compositions, and balanced perspectives to make the room feel peaceful and inviting. I show the layout, the size, and built-in storage when available. A well-photographed bedroom inspires confidence and helps viewers picture their daily life.
The Bathroom: Credibility and Standing
Bathrooms are frequently underestimated, yet they strongly influence the overall impression of a property.
I manage reflective surfaces, potential distortions, and tight spaces with precision. I showcase the essentials: materials, finishes, shower or bathtub, and overall condition. A clean, well-lit bathroom image significantly reinforces trust in the listing.
Circulation Areas: Giving a Clear Sense of Flow
Entrance, hallway, staircase—these spaces provide structure to the entire series.
They help viewers understand how the home is organised, how the rooms connect, and how daily life unfolds. I use lines, openings, and light to guide the eye naturally. These transitional shots add coherence and clarity to the whole gallery.
Bonus Spaces That Increase Attractiveness
Depending on the property, certain areas can make a decisive difference:
– balcony, terrace, or garden
– office or workspace
– walk-in closet or laundry room
– exterior view or landscape feature
I only include what genuinely adds value. A well-presented workspace can attract remote workers. A bright terrace can elevate the entire property. Every photographed space must enrich the story I’m telling.
What I Choose Not to Photograph
Part of my job is to filter.
I don’t photograph spaces that bring no value: areas without natural light, cluttered storage, technical rooms, or distracting elements.
Selecting carefully means creating a clean, honest, and controlled presentation that highlights the property’s true strengths.
Conclusion: The Power of a Smart Selection
Effective real-estate photography relies on strategy. By choosing the right rooms, I increase the visual impact of the listing, build trust, and improve click-through and enquiry rates.
My goal remains the same: create a coherent, compelling series that attracts attention from the very first seconds.
