Preparing for a Real Estate Photoshoot: The Complete Checklist to Showcase Your Home

It's March, the season for "Spring Cleaning," and also the ideal time to put a property on the market. A persistent myth is believing that the photographer or Photoshop can simply "erase" the mess. The reality is quite different: the camera lens is unforgiving. It sees dust, stray cables, and the accumulation of objects that our eyes are used to ignoring.


As a professional real estate photographer, my role is to manage light and composition. If I have to spend an hour tidying up, that is one hour less spent enhancing your property. To guarantee the "Wow" factor, here is the indispensable checklist to follow before my arrival.

The Golden Rule: Depersonalize and Declutter


For buyers to project themselves, they must imagine themselves in their home, not yours. The first step is to remove overly personal markers: family photos, collections, children's drawings on the fridge. Next, free up space. In photography, "Less is More." If you hesitate to keep a small piece of furniture or decoration, remove it. The space will appear larger.


The Room-by-Room Checklist


Here are the critical points I systematically check:


Kitchen: Absolute Sharpness


  • Countertops: Must be empty. Put away mixers, toasters, oil bottles, and dish soap.

  • Sink: Empty and clean (no visible sponges).

  • Fridge: Remove all magnets and papers.

  • Trash Can: Must be hidden (in a cupboard or in the pantry).


Bathroom: Spa Atmosphere


  • Toilet: The lid must be closed. This is the detail that kills a photo.

  • Shower/Sink: Remove shampoos, shower gels, toothbrushes, and the bath mat.

  • Mirrors: Clean off any marks, as reflections are unforgiving.

  • Towels: Place fresh towels, folded or hung neatly.


Living Room: The Living Space


  • Cables: Enemy number one. Hide TV, internet box, and lamp wires (behind furniture or with tape).

  • Coffee Table: Remove remote controls and TV magazines.

  • Cushions: "Fluff" them and arrange them harmoniously.


Bedrooms: Calmness


  • Beds: Made perfectly. Pull the sheets tight to avoid unsightly creases.

  • Nightstands: Empty or with a simple lamp/book. No tissues or phone chargers.


Light: Let the Sunshine In


Photography is, above all, about light. Before the shoot begins, open all shutters, blinds, and curtains to maximize natural brightness. Also, remember to check that all your light bulbs are working: even in broad daylight, we often turn on ambient lamps to warm up the atmosphere (see my article on managing light).


The Details That Change Everything


Once the cleaning is done, add a touch of "controlled" life:


  • A beautiful bouquet of fresh flowers on the dining table.

  • A nice basket of colorful fruits in the kitchen.

  • One or two beautiful green plants in the living room.
